April Job Growth Eases Economic Concerns, May Boost Spring Housing Market
Despite concerns that recent tariffs could quickly impact the labor market, job creation remained solid in April, which has helped reduce some of the uncertainty that has been impacting the spring buying season.
According to new data from the Labor Department, the U.S. added 177,000 jobs in April, keeping the unemployment rate steady at 4.2%. These stats exceeded many expectations, and marked the second strongest job gain in 2025 so far.
At the same time, housing data showed a continued rise in inventory during April. However, early-stage market indicators like pending home sales were slower, signaling hesitation among buyers.
Multiple factors have contributed to buyer caution, including ongoing affordability issues and broader economic worries. Following the federal government's announcement of reciprocal tariffs in early April, consumer confidence declined sharply. This uncertainty lead to many households reported increased anxiety about job security and financial stability, along with a reduced willingness to make major purchases like homes.
Nevertheless, the labor market appears resilient. Wage growth held steady at 3.8%, remaining above pre-pandemic averages, and hiring momentum continued through late April. While some consumers remain nervous, there has been no real slowdown in employment.
The overall strength of the labor market in April could help reassure buyers who have been hesitant due to economic fears. This continued job growth will likely help boost consumer confidence when it comes to home buying.
MORTGAGE RATES
Postponed Tariffs Cause Rates to Rise
Insight: Mortgage rates see only a small decline, showing the decreased amount of economic uncertainty this past week.
