NATIONAL
Weekly Noteworthy News

Home Prices Only Increased Slightly in March

In March, U.S. home prices rose slightly, increasing by just 0.2% from the previous month after adjusting for seasonal patterns. This has been recorded as the slowest monthly gain in over a year. Compared to a year ago, prices were up 4.6%, marking the 11th straight month of slowing annual growth and the first time yearly gains have dropped below 5% since mid-2023.

Price increases have been decreasing as home-buying demand struggles to keep up with the growing number of listings. While some parts of the Midwest are still seeing steady interest from buyers, many markets are starting to slow as economic uncertainty and affordability challenges create a challenge for buyers to pull the trigger on a new house.

With this in mind, homes are sitting on the market longer, and in some areas, prices are beginning to become more negotiable. Economic concerns, including the impact of new tariffs, are adding pressure, and further price slowdowns could possibly be ahead. For buyers who need to move now, this shift could create more room to negotiate.

MORTGAGE RATES
Postponed Tariffs Cause Rates to Rise

Insight: Mortgage rates have started to dip down to the normal levels they have been at for the past few months. This makes the opportunity to buy this spring still great for homebuyers.

PODCAST
Could the Real Estate Market Permanently Reverse?

In this week’s featured podcast, the Bigger Pockets crew dives into the possibility that the housing market could do something it’s never done before, permanently reverse. As Baby Boomers age and birth rates decline, there’s growing concern that housing demand could weaken for future generations. James Rodriguez joins the show to discuss his article, The Millennial Homebuying Predicament, explaining why buying a home might become easier for Millennials and Gen Z, but with potentially lower long-term financial rewards.

While some people predicted a “silver tsunami” of housing inventory, the reality has been more like a slow-moving “silver glacier.” James explores key questions:

  • What happens to home prices if the population stagnates?

  • Could homeownership become a riskier investment?

  • Which types of homes are likely to hold their value best over time?
